The value your county lists for your home, not its sale price.
Montana taxes only a portion of your home's value, and these estimates already do that math. They are based on the district's own published numbers. For your exact amount, use the official calculator at cfhsbond.com. And an old roof tax from 2024 comes off your bill in 2026.
It comes in two steps
The district borrows the money in two parts, not all at once. Your tax goes up in two smaller steps instead of one big jump, and the most it ever reaches is the 2030 amount. And as more people move here, the bill gets split among more homes, so your share should stay flat or even drop.
$50 million
The bigger first step. About two-thirds of the cost.
$25.9 million
The last step. This reaches the full amount.
And it pays you back
The fixes are not only repairs. They cut what the building wastes every year.
On a fixed income? The state can lower your rate.
Montana's Property Tax Assistance Program (PTAP) cuts the property tax rate on your home by 30, 50, or 80 percent if you live on a fixed or limited income. It applies to the first $418,000 of your primary home's value, and because it lowers your rate, it shrinks your whole property tax bill, including what this bond would add.
Single filers
| 2024 income | Rate cut |
|---|---|
| $0 to $14,286 | 80% |
| $14,287 to $19,532 | 50% |
| $19,533 to $29,037 | 30% |
Married or head of household
| 2024 income | Rate cut |
|---|---|
| $0 to $19,249 | 80% |
| $19,250 to $29,085 | 50% |
| $29,086 to $38,917 | 30% |
Income ranges shown are for Tax Year 2026 and update each year for inflation. To qualify you must own the home and live in it as your primary residence most of the year. If your only income is Social Security or veterans' benefits, you can still qualify; include your benefit statement with the application.
The timing works in your favor. The state's application deadline is April 15 each year, and applications after that are considered for the following year. Apply now and your reduction can be in place well before this bond adds its first dollar in 2028. Once you're approved, it renews automatically for as long as you own and live in your home.
PTAP is run by the Montana Department of Revenue, not by this campaign. The state decides who qualifies. You can also file a paper form at the Department of Revenue's Kalispell field office.
